The most important stage of purchasing a property is certainly the subject removal stage. Although the preliminary work with your broker is equally important, everything really “happens” during the subject removal stage. Being properly qualified in advance and having your documents pre-approved by your mortgage broker allows you to coast through the subject removal stage (in most circumstances). Your typically only get 5 business days to secure financing, inspect the property with an inspector and appraise the value of the time. This can become very stressful if not properly prepared.
